In a down economy, everyone is constantly trying to stay ahead of the competition. As this competition heats up and your options expand, it is important to look for a company you can rely on to complete demolition work as quickly and accurately as possible. We’ve compiled the following questions to help you find the most qualified and capable subcontractor for your project.
The next time you are looking for a subcontractor, ask them the following questions and you'll separate the "go-to guys" from the rest of the pack:
- Do you have the necessary experience?
Some subcontractors may bootstrap their general or unrelated experience to cover a project they have no direct familiarity with. Request a proven record of success on projects of comparable scope, complexity, speed of delivery, etc.
- Do your employees require additional training?
While hands-on training has its benefits, your project should not be a dangerous proving ground for new recruits. A quality subcontractor should always provide competent, trained employees that understand and consistently demonstrate proper use of tools and techniques for your project.
- What are your bonding limits?
Depending on the nature and scope of the project at hand, a subcontractor may provide bonding insurance that guarantees your project will be completed as promised. Whether required or not, this shows that the contractor has been reviewed by the bond provider and found to be a low risk. Ask if the contractor has ever failed to complete a project and, if so, under what circumstances.
- Is your scheduling flexible?
The subcontractor you choose should have enough qualified people and tools to address your needs on schedule. They should be prepared to rapidly scale their workforce in response to changes in project requirements.
- Are you fully insured?
Request that the contractor’s insurance company send you a copy of the Certificate of Liability Insurance. This will confirm that coverage is currently in effect and will show you a snapshot of how much loss the contractor is covered for.
- Can you meet my site's specific staffing requirements?
Every project site has different staffing requirements. These requirements range from number of workers needed and specific safety training certifications to standing labor agreements associated with the location or type of work being performed. Since these requirements vary greatly, making sure your specific jobsite requirements are met significantly affects the successful outcome of every project.
- How long have you been in business?
Longevity implies experience and a history of fair dealing. When evaluating this experience, it could be useful to ask for resumes of key personnel to see their qualifications and time spent with the company. Also, researching your subcontractor's financial and legal history gives you peace of mind when partnering with them in the future.
